Electrical Installation Condition Report (EICR) inspection

As a landlord, by law you need to ensure ensuring any electrical systems in a property you let is safe when tenants move in and maintained in a safe condition for the duration of the letting. An EICR inspection is a comprehensive review of your electrical system. Following the inspection, you will receive a  report highlighting any areas of concern along with a priority rating.

Forty4 Electrical offer both a pre-booked and same day service for urgent inspections. Our NICEIC Approved electrical testing engineers have the latest wiring regulations test and inspection certification, they also carry a fully calibrated test and tool kit. We can also contact any tenants or letting agents for access, collect keys from estate agents or arrange a suitable time at your convenience. Reports can be e-mailed to multiple parties to assist the process of moving home or new tenants.

What does an Electrical Installation Condition Report (EICR) include?

An ECIR includes a full inspection and testing of the fixed wiring of a property it will find any potential electric shock risks or fire hazards. Identify any defective electrical work. Reveal if any of your electrical circuits or equipment are overloaded. Highlight any lack of earthing or bonding.

A 6 page report will be compiled. Any faults will be flagged up and listed with a priority rating C1-C3.
C1 – Danger present: Risk of injury – immediate remedial action required
C2 – Potentially dangerous-urgent remedial action required
C3 – Improvement required.

Portable Appliance Testing (PAT)

As a landlord or business owner, you have a legal obligation to maintain all electrical equipment so it adheres to health and safety electrical regulations. The best way to avoid a potential £5,000 fine for each non-compliant item is through Portable Appliance Testing (PAT) .

Typical PAT testing will include a visual inspection to ensure the electrical equipment is not damaged and in some cases a more in-depth examination of insulation resistance, lead polarity and if the equipment is properly earthed.
